    The Estuary is a residential planned community of 683 single-family homes, located on 465 acres between Fenwick Island and Bethany Beach in Sussex County, Delaware. The master plan for this amenity-filled community is designed to take advantage of several environmental features of the site, including the Assawoman Bay Wildlife Refuge, and several expansive areas of forestland. The single-family homes have been designed into a series of discrete neighborhoods within the community. Each home has been designed to ensure maximum luxury and livability separated by attractive environmental features and forested open space. The neighborhoods are linked by 17 miles of trails that provide scenic circulation throughout the community.

    Amenities include entry lake with fountains, interconnecting nature trails, a state-of-the-art clubhouse with a yoga studio and gym, an arts & crafts room and a game room with billiards and shuffleboard, outdoor grille with a bar and entertainment area, outdoor pool with lap lanes and in-water sundeck, bocce ball, putting green, pickleball, tennis courts, ponds for fishing and kayaking, dog park, man-made beach with outdoor firepit, and a community shuttle to downtown Bethany.

    GMB provided prime engineering consulting services, including approvals, design, and construction documents for Preliminary Site Plan, Roads and Sewer, Fire Protection, Stormwater, DNREC, Utility Plans, Wetlands, DelDOT Entrance, Final Site Plan, and Recordation.  We are currently providing construction project management services, as well as site engineering for Phase 4 of the development.

    Town of St. Michaels, MD

    In 2020, GMB completed a DNR funded Harbor and Stormwater Infrastructure Study for the Town of St Michaels. This valuable study projected the flooding and sea level rise by 2050 and then identified at risk areas and associated mitigation strategies for our main harbor and adjacent infrastructure. This was the valuable foundation the Town Commissioners needed for their planning and developed community awareness and support. Building on this study, the Town of St Michaels created the Climate Change/ Sea Level Rise Commission to pursue grants to implement these mitigation plans. Thanks to GMB’s study, the Town has been successful in pursuing grant funding.
